1 bedroom attached cottage in Highland Perthshire, 3 miles from Aberfeldy & Grandtully. Wood fired sauna in adjacent steading (1st use included). Idyllically situated on the foothills of Farragon hill, with beautiful walks right from the door. There is a spacious super kingsize (or twin) bedroom, spectacular living space, modern kitchen & shower room, private entrance, parking & outside seating area. **4wd recommended for winter**

USEFUL INFORMATION

Not safe or suitable for children (0-12) - The house has a woodburning stove and there is water running through the woodland area. There are also low shelves containing glasses.
No smoking, parties, or events.
The property is situated roughly 1km up a steep single track tarmac road with tight bends. In winter a 4x4 vehicle is recommended.
Potential for noise - I live in adjoining property with 3 young (quiet) children and our dog. Shooting takes place on the surrounding estate between the months of October and January. Very quiet Pilates and Breathwork classes take place in our studio in the garden.
The property is arranged over 3 floors, with 4 steps between each floor.
The woodland garden area is not strictly private but in all liklihood you will be the only people using it.
